Full GST rebate for homes priced up to $1 million‍

If you're a first-time buyer and your new home is priced at $1 million or less, you’ll be eligible for a 100% GST rebate. That could mean savings of up to $50,000 on your purchase.

Partial rebate between $1 million and $1.5 million

For homes in this price range, the rebate is gradually reduced. For example, a $1.25 million home would qualify for a 50% rebate; still significant savings.

No rebate for homes over $1.5 million

Unfortunately, homes that exceed this threshold won't be eligible for the new rebate.

Who qualifies?

To be eligible, you must: 

• Be at least 18 years old
• Be a Canadian citizen or permanent resident
• Not have owned a home (or lived in one owned by your spouse or partner) in the last four years
• Intend to use the new home as your primary residence

When does it start? 

The rebate applies to Agreements of Purchase and Sale signed on or after May 27, 2025. Eligible homes must begin construction before 2031 and reach substantial completion by 2036.
